Insurance and Bonding Requirements

Proper insurance is required of every vendor, service provider, contractor or sub-contractor, and building projects in excess of $100,000 also require a payment and performance bond from the general contractor. Evidence of coverage is provided by a “Certificate of Insurance,” and such certificates are required before the project or lease begins.

The specific coverages and limits required differ according to the type of work and the scope of the project. Each category below includes a link to a sample certificate that you can use as a guide to determine the suitability of a particular vendor or contractor.

If you think it is appropriate to request a modification of these requirements, please request a copy of the counterparties existing certificate and forward it along with your request.

CATEGORY

USE THIS SAMPLE WHEN:

Small Vendor

The certificate is for a VENDOR or SERVICE PROVIDER, the contract is for LESS THAN $5,000, AND the service does not involve roofing, electrical work, or gas plumbing.

Large Vendor

The certificate is for a VENDOR or SERVICE PROVIDER, the contract is for MORE THAN $5,000, OR the service involves roofing, electrical work, or gas plumbing.

Small Contractor

The certificate is for a CONTRACTOR or SUB-CONTRACTOR and the contract is for LESS THAN $50,000 AND the project does not involve roofing, electrical work, or gas plumbing.

Large Contractor

The certificate is for a CONTRACTOR or SUB-CONTRACTOR and the contract is for MORE THAN $50,000 OR the project involves roofing, electrical work, or gas plumbing.

Professional Services

The certificate is for a PROFESSIONAL COMPANY, such as Architects and engineers, consultants, and companies contracted for higher-risk activities.

Lease

The certificate is for a TENANT or ONE-TIME USE of our facilities.
